Montenegro is located on the coast of Adriatic Sea of Balkan Peninsula divided from Italy only by the Adriatic Sea. This petty and very attractive land is situated just in an hour flight from Rome or Budapest, one hour and a half from Zurich. Length of the seashore is 293km, while the whole length of the land borders is 614km, from the borders with: Croatia 14km, Bosnia and Herzegovina 225km, Serbia 203km, Albania 172km. By area Montenegro is a small country in the south of Europe. It covers the area of 13,812km2 on land and 4,800km2 on sea, with the seaside length of 293km. Even though it covers a small area, this space is full of contrasts and it almost equally relates to naturally-geographical and the culturally-historical characteristics.


Montenegro is the first ecological state in the world which proclaimed its national policy of environmental protection in 1991 and since then has become one of the most attractive and tempting tourist destinations. Durmitor national park with Tara Canyon and Kotor old town are protected by UNESCO as world cultural and natural heritage. In the ancient town of Kotor, Budva and Ulcinj each stone is a cultural monument, and walking along the streets of Cetinje is like visiting a museum. Being an ecological state offering exquisite natural conditions, Montenegro counts on the promotion of the tourism and income from real estate investment.
The climatic conditions in Montenegro are very complex, which is the result of its latitude, the closeness of the sea, relief, the direction and the location of the mountain massifs close to the seaside. There are various climatic zones; Adriatic-Mediterranean on the south, variable Mediterranean in the plain part of the country (Skadar basin and plains); moderately-continental in the ravines and valleys and in the mountainous part of the country the climate is mostly sharp-mountainous.
The Montenegrin seaside is characterized by a Mediterranean climate. Its main characteristics are warm and dry summers, while the winters are mild and rainy. The average temperature of the coldest month of the year, January, is from 7.2°C in Ulcinj to 9.2°C in Herceg Novi. The autumn is by 2-5°C warmer than spring. The transition from autumn into winter is gradual, which has a positive result in the prolonging of the tourist season. The average temperature of the warmest month, July, is 25.1°C in Ulcinj to 25.8°C in Herceg Novi.


Well-known charming city of Sveti Stefan has turned into a luxury hotel area where you can rent or own an elite luxurious vacation property which is beyond any comparison meeting any the most pretentious demands. Sveti Stefan is a peninsula, namely an island which is connected to the mainland by a sand isthmus. Area of this Mediterranean land is 13,812 sq. km., with a population of 620.000 inhabitants. The largest town of Montenegro is Podgorica, the administrative and economic center with 159.000 inhabitants. Capital town: Cetinje, the historical and cultural center. The people in Montenegro are deeply devoted to their traditions, customs, moral code and history. Montenegrins are very adaptable, communicative and friendly. The official language is Serbian, English and Italian are used for business purposes.


Along the coastline of the Adriatic Sea, which is 293 kilometers long there are 117 sandy, pebble and rocky beaches offering you a wide variety of chances to take pleasure in the sea and beautiful nature of Montenegro. Montenegro is a land of contrasts where each, even the most fastidious visitor, will find a place to his or her taste. You can explore various beaches that are kilometers long, or only a couple of tens of meters, surrounded by olive trees, fields or pine forests.
